Company / Ramm Financial

A capital desk organized around the transaction.

Ramm Financial evaluates business-purpose real estate and operating-company requests across multiple financing programs. The objective is simple: understand what the transaction must accomplish, identify a plausible structure, and communicate the conditions clearly.

Real-estate programs are generally limited to business-purpose, non-owner-occupied transactions.

What RAMM Is

One request can be measured against more than one source

Ramm Financial operates as a private lending and capital-markets platform. Depending on the transaction, capital may be offered through direct programs, affiliated relationships, or selected third-party providers.

That model supports residential investment loans up to $5 million and commercial real-estate and development opportunities above $5 million, including qualified projects exceeding $100 million.

Current transaction coverage

  • Fix & Flip
  • Ground-Up Construction
  • Small-Balance Multifamily & Mixed-Use Construction
  • DSCR Rental
  • Bridge Lending
  • Commercial Real Estate
  • Portfolio Financing
  • Cash-Out Refinance
  • Business Funding

Program availability, approval, pricing, and leverage vary by scenario, property, borrower qualification, and capital-provider requirements.

Operating Model

Four steps from scenario to financing program

The work is less about presenting a long menu and more about determining which assumptions survive a serious review.

01

Read the transaction

Start with the asset or operating company, the use of proceeds, sponsor, leverage, timing, and repayment or exit—not a predetermined product.

02

Test available programs

Measure the request against direct programs, affiliated relationships, and selected third-party capital sources that fit the scenario.

03

State the gap clearly

If the file is workable, identify the likely structure and next requirements. If it is not, explain which assumption or condition needs to change.

04

Advance the complete file

Move qualified requests through diligence, documentation, credit approval, and closing with clear ownership of the next milestone.

How We Show Up

Direct answers, complete context, durable relationships

Borrowers and partners deserve to know why a structure fits, which requirements remain open, and what could prevent the transaction from advancing.

  • Evaluate the asset, business plan, sponsor, capital stack, timing, and exit together
  • Keep product limits and important qualification boundaries visible
  • Distinguish preliminary feedback from a binding credit decision
  • Support repeat acquisition, refinance, construction, and portfolio needs over time

Reach the desk

Important boundary

Ramm Financial arranges business-purpose financing for non-owner-occupied real estate and commercial borrowers. Nothing on this site is an offer to lend, a commitment to lend, or a guarantee of terms. Rates, leverage, program availability, and closing timelines depend on the borrower, the collateral, the completeness of the file, and the requirements of the capital source, and are subject to change without notice. Not all applicants qualify.

RAMM does not originate consumer mortgages or lend against a borrower’s primary residence. A third-party capital source applies its own credit criteria, and its requirements govern the final terms.

Editorial Standard

Published guidance follows the same review framework

RAMM Field Notes explain how a financing file is organized and evaluated. They use standard industry terminology and separate general education from transaction-specific credit decisions.

Read RAMM Field Notes
  • Program names and published parameters come from RAMM’s current program configuration
  • Material guides display an updated date and link to related primary program information
  • Illustrative examples are labeled and never presented as approvals or promised terms
  • Articles are published and reviewed by the Ramm Financial Deal Desk
  • Program availability remains subject to the complete file and applicable capital source

Bring Us the Scenario

Give the desk a real scenario to evaluate

Send the property or business, requested capital, sponsor profile, timing, and exit. A complete request produces a more useful first answer.

Submitting a request does not create a loan commitment. Terms are indicative until underwriting, diligence, documentation, and credit approval are complete.
