First-Time Builder Program

A first build can still have an experienced team.

Construction experience does not always need to sit with the borrower alone. A first-time sponsor may be considered when a qualified general contractor or experienced guarantor strengthens the delivery team. The rest of the transaction still must support the request.

Pairing addresses project experience. It does not replace credit, liquidity, budget, permitting, valuation, or exit requirements.

Experience Structure

Three routes into the review

The objective is not to bypass experience—it is to place relevant experience inside the team responsible for the project.

01

Add a qualified general contractor

The sponsor brings the site, equity, and plan. A licensed GC contributes relevant delivery history. Underwriting evaluates that record alongside the sponsor and the project.

02

Add an experienced guarantor

A partner, family member, or investor with comparable completed projects may support the loan. Their experience can address the track-record requirement, subject to the complete file.

03

Build the team before underwriting

If neither role is in place, send the market and project type. RAMM may be able to introduce builders or sponsors in Texas and Georgia, but any pairing remains subject to fit and independent agreement.

Published Range

Program orientation points

Qualified paired files may be considered within the same published construction program range as experienced sponsors.

  • Up to 95% loan-to-cost
  • 100% of the construction budget financed
  • Up to 75% of completed appraised value
  • 12–24 month terms
  • Draws funded in 24–48 hours

The rest of the file still matters

A stronger team addresses one underwriting dimension. The property, sponsor, structure, budget, liquidity, and exit remain part of the decision.

  • 680 minimum credit score
  • A real budget — line-item construction costs, not a lump sum
  • A defined exit — sale or refinance, with timing
  • A contractor under contract — or willingness to select one during underwriting

Illustrative Structure

How team experience can change the file

A six-unit townhome project outside Dallas. Land appraised at $400,000, construction budget of $1.2 million — $1.6 million total cost, $2.1 million completed value.

The sponsor owned the land and had never built. He had a GC with four comparable projects finished.

70% of appraised land value
$280,000
100% of construction budget
$1,200,000
Loan amount
$1,480,000 — 92.5% of cost, 70% of completed value
Sponsor brought
$120,000 plus closing and carry

The GC’s comparable completion history gives underwriting a delivery record to evaluate alongside the first-time sponsor.

Illustrative scenario. Actual terms depend on the asset, the sponsor, and underwriting.

Bring Us the Scenario

Put the site, team, and budget in one file

Send the address, basis, construction budget, team structure, liquidity, and exit. We will identify the missing pieces and the appropriate construction loan program—typically within one business day for a complete preliminary request.

The figures on this page are program maximums, not quotes — what any single file gets depends on the asset, the sponsor, and the exit. Submitting a request does not create a loan commitment. Terms are indicative until underwriting, diligence, documentation, and credit approval are complete.
